One Flatbush Avenue is situated at the gateway to the Fulton Mall, which sees 100,000 shoppers per day and is considered to be the sixth largest shopping street in New York City. 	Bedford Stuyvesant is one of the 5 quickest growing neighborhoods in Brooklyn at this time. With a 19.4% population increase, there is no other Brooklyn neighborhood growing quite as quickly as Bedford Stuyvesant. As a result of this tremendous growth in population the demand for housing is very high and cannot match current inventory levels of both rentals and residential properties for sale. The reasons for this boom in population growth are a short commute by subway into Manhattan, prices for apartments for rent that are 10 to 30% cheaper than in Manhattan. Some of our customers, who owned properties in Williamsburg and benefitted from the price increase of their condominium units, sold their units and invested in housing in Bedford Stuyvesant.&nbsp;</p>

	Many investors and developers have focused on Bedford Stuyvesant for years, knowing that the neighborhood&#39;s popularity would grow more and more as time will go by. 	Fort Greene Brooklyn, a historic neighborhood, considered to be part of Brownstone Brooklyn, has many gorgeous tree lined streets exhibiting an absolutely magnificent array of homes in the Neo Grec, Romanesque Revival, Queen Anne, Italian and Federal style.</p>

	The price range of these incredible homes has gone up dramatically and is in the multi-million dollar range. The rental prices in this neighborhood have also skyrocketed. For example, a studio apartment now rents for approximately $2,500.00 per month, one bedroom asking $3,500.00 and two bedrooms asking $4,700.00. Because of Ft Greene&#39;s popularity with renters and new home buyers there is high demand for new housing and several major residential projects are underway and set to launch in this neighborhood. <!--more-->For example, the Gotham Organization is developing 600 units of housing on a site bounded by Fulton Street, Rockwell Place and Ashland Place. Other examples of Fort Greene&#39;s residential housing boom are two more projects, a new rental building located at 66 Rockwell Place with 326 units being built by the Dermot Company and Two Trees which is developing 300 rental units, 50,000 square foot cultural facility with a public library, movie theatres operated by BAM, 25,000 square feet of retail and a 16,000 square foot public plaza.</p>

	A few years ago we were hired as the real estate broker to handle the marketing and sale of Temple Emmanuel In Zion Church building and adjacent 3 story brick rectory building on Cumberland Street between DeKalb Ave and Lafayette Ave. These historic landmarked buildings were developed into gorgeous luxury condominium units keeping fa&ccedil;ade of the buildings and the character of the neighborhood intact.</p>

In addition to BAM Fort Greene is also home to The Brooklyn School of Music, The Paul Robeson Theatre, MoCADA -The Museum of Contemporary African Diasporan Arts, BRIC Arts | Media | Bklyn, which will move into the newly renovated Strand Theatre building at 647 Fulton Street this year, UrbanGlass, 651 Arts performing center for African American presenters, The Irondale Center for Theatre, Education and Outreach and the Mark Morris Dance Center. 						 <title>Landmarked Waterfront Warehouses in Dumbo Brooklyn</title>

	The Empire warehouses are located in the Empire Fulton Ferry section of Brooklyn Bridge Park at 53-83 Water Street. These buildings were built by architect Thomas Stone in 1869 and feature distinctive brick walls with round arch openings and iron shutters. The warehouses consist of seven contiguous buildings, four and five stories in height.</p>
<p>
	Ten design firms have submitted proposals to the Community Advisory Council (CAC). These proposals are aimed at generating income for the Brooklyn Bridge Park maintenance, preserving, restoring and reusing the landmarked buildings and transform the buildings into an exciting and dynamic destination that will work well with the park and the surrounding area. The designs include retail, office and cultural space.</p>

	<!--more-->According to Regina Myer, President of Brooklyn Bridge Park, &quot;the Empire Stores warehouses have played a vital role in the development of the Brooklyn waterfront, and it is important that these historic structures be preserved. The buildings contain approximately 327,000 square feet of space bordered by Water Street, Main Street and Dock Street.</p>
<p>
	The Tobacco Warehouse, a similar landmarked warehouse, south of the Empire Stores is also being developed. Rogers Marvel Architects have submitted a set of renderings to a Community Board 2 subcommittee for St Ann&#39;s Warehouse. A theatre will be built inside the warehouse.</p>

	After all of that strolling, walking, touring and sightseeing you undoubtedly will have worked up a big appetite. Well, there is an abundance of fabulous restaurants to choose from on both Vanderbilt and Washington Avenues. If Mediterranean, Spanish Tapas and American Nouveau cuisine suit you than Beast on Vanderbilt Ave is a great choice. If you prefer Vegan and Vegetarian food than Natural Blend on Washington Ave is an excellent choice. Dave, the owner of Natural Blend will take great care of you. The food is inventive, fresh, extremely tasty and healthy. After dinner in Prospect Heights you may want to stop in to have dessert at D&#39;s Just Desserts on Bergen Street between Washington and Underhill Avenues for homemade pies and cakes or Ample Hills Creamery on Vanderbilt Ave between St Marks and Prospect Place for homemade ice cream and cookies.</p>

	If you want to be entertained by some of the best acts in the music business such as Jay Z, Barbara Streisand, The Rolling Stones just to name a few, check out the Barclay Center&#39;s concert schedule. If &nbsp;basketball is more your style then check out the Brooklyn Nets to see if they are in town at the Barclay Center. They have a great team and they are &rdquo;bringin it&rdquo;!</p>

	As you can well imagine, Prospect Heights has become one of the hottest neighborhoods to live in. Real Estate values have risen over the last number of years. Pricing for a renovated old home or a two family Brownstone on a tree lined street starts in the $2.5M range and goes up, or a 2 bedroom Condo can start at $475,000.00 and go up dramatically from there. 	While a lack of a listing inventory of properties for local Brooklyn Realtors and real estate brokers to sell continues to be a problem, according to The Real Estate Board of New York in a recent published report, Brooklyn residential sales prices and activity are up.</p>

	Comparing the number of residential sales in first quarter of last year to the first quarter of residential sales this year, Brooklyn showed a 21% increase or $1.6 Billion while residential sales in New York City was up 23.4% or $8.1 Billion.</p>

	<!--more-->The Brooklyn neighborhoods that showed the most sales are Park Slope, Bedford Stuyvesant, Gravesend, Mapleton, Kensington / Parkville and Bay Ridge, Fort Hamilton.</p>

	Another example of the rise in activity in Brooklyn residential sales so far this year is data from The Brooklyn New York Multiple Listing Service that has member realty offices in many Brooklyn neighborhoods. The number of closed listings for the first quarter of last year was 276, for a total sales of $162,116,238.00 compared to the number of closed listings for the first quarter of this year is 293 for a total sales of $180,173,700.00</p>

However the courts have spared Long Island College Hospital from closing for the second time this year, a temporary restraining order was issued on Monday 04/04/13 by the State Supreme Court judge in Brooklyn.</p>

	Just this past Sunday, I attended a birthday party for a friend. The topic of conversation that dominated the afternoon was super storm Sandy.&nbsp; I am certain that the tragic loss of life and devastation of whole communities that Sandy caused will forever remain in every New Yorker&#39;s mind and heart.&nbsp; Most Brooklynites, who own homes in the Brooklyn neighborhoods&nbsp; not effected in any significant way by Sandy have long since gone back to their normal lives. The homeowners whose property is located in coastal neighborhoods in Brooklyn, that were badly effected by Sandy are gradually pulling themselves up by the bootstraps and working very hard to get their homes and lives back to normal again. An example of the fortitude of one woman who is a homeowner in Manhattan Beach (a neighborhood very badly hit by Sandy) is a real estate broker, the co owner of Accord Real Estate Group and my business partner and friend of 11 years Anna Kader. Anna&#39;s home was significantly damaged by the storm. Through weeks of negotiating with contractors and insurance companies, overseeing renovations, shopping for materials and working through the nightmare of a process of cleaning up and rebuilding her home, Anna and many other Brooklyn homeowners are getting the job done!</p>

	The effect that Sandy is having on the Brooklyn Real Estate market will vary from neighborhood to neighborhood and property to property. 	Hurrican Sandy has deeply affected the lives of so many people, it was the largest Atlantic hurricane on record. Most of us did not want to believe that it would be as devastating as it was. Although power has been restored to many areas affected by Sandy there are still thousands of Brooklynites without power or running water or even worse - without a roof above their heads.</p>
<p>
	As a lifelong Brooklyn resident, I lived with my identical twin brother Jay and our parents in Brighton Beach when we were young children. I have many very happy childhood memories of those years going to Manhattan and Brighton beaches, the boardwalk, Coney Island, Lundy&#39;s restaurant (designated as a landmarked building) on Emmons Avenue, in Sheepshead Bay for the best seafood dinners around. As an adult and a licensed real estate broker for the past 25 years, I have been servicing the coastal neighborhoods of Manhattan Beach, Brighton Beach, Sheepshead Bay, Sea Gate, Coney Island and Red Hook amongst many other non coastal Brooklyn neighborhoods that were also badly affected by the super storm.</p>

	In the ever changing real estate landscape and the trend of shifting boundaries of Brooklyn New York neighborhoods, Prospect Heights is one such neighborhood. There are many Brooklyn neighborhoods that have already experienced this trend. They are South Slope, the neighborhood that got its name from its neighbor to the east Park Slope, in an effort to capitalize on the allure and prestige of Park Slope. As if the selection of foods to choose from is not enough, in the rear of the Market there are The Fairway Market Caf&eacute; with a wonderful selection of salads and sandwiches and The Fairway Market Patio Grill with a scrumptious grill menu. The Patio Grill is open from Friday to Sunday from noon to 8 pm. 	We have just learned and are happy to share the news that Toll Brother&#39;s City Living and Starwood Capital Group have been approved for a joint venture to develop an approximately 550,000 square foot luxury hotel complex on the upland of Pier 1 in Brooklyn Bridge Park. <!--more-->The park was designed to be self sustaining and not be a financial burden to the city for its maintenance, operations and upkeep.</p>

Kings Highway at any given point in time filled with the sounds of different languages of its diverse residents, such as Russian, Spanish, Italian, Arabic, Tagalog, Chinese, Greek, Hebrew, Pakistani and let&#39;s not forget English. When you arrive at Kings Highway, if you realize that you forgot to go to the bank to get some cash to spend, not to worry, there are at least 10 banks large and small within a 15 block stretch. The shopping on Kings Highway attracts people from all over Brooklyn with many boutiques, clothing and shoe stores such as FOX&rsquo;s, Designer Off-Price Department Store, Aldo, Chuckies, Steve Madden, Central Sports, Baker, Shoe Lab just to name a few.</p>

	If you will work up an appetite after all of that shopping there are eateries galore to choose from, such as Memo&#39;s Turkish Cuisine, located on the corner of Kings Highway and East 19th Street. Memo&rsquo;s has been recognized many times through the years, in various publications such as Time Out for best &quot;cheap eats&quot;. The food at Memo&#39;s is absolutely delicious and healthy. Do not hesitate to order an always freshly made falafel pita lined with humus and filled with onion, lettuce and tomatoes, with a choice of sauces to put on top. Chicken, beef or lamb shish kabab cooked to perfection, soups, breads, Shepherd&#39;s Salad (not to be missed!), Babaganoush and so on! If, on the other hand you are really in the mood for an amazing deli treat, you are in luck, since diagonally across from Memo&#39;s is Adelman&#39;s kosher delicatessen, a neighborhood fixture for 30 plus years. Adelman&#39;s has a great salad bar to enjoy before your main meal and the list of great soups, sandwiches and hot plate choices is wonderful. Another excellent choice in dining is Tbilisi restaurant (named after the capital of the Democratic Republic of Georgia, Russia) a Georgian Russian restaurant, located at 811 Kings Highway, one block East of Ocean Parkway. The design, ambiance, occasional entertainment and magnificent menu at Tbilisi bring you directly to the old world Georgian countryside. The food is all homemade, such as the Khachapuri, which is filo dough baked with a blend of scrumptious cheeses with an egg on top (spectacular!),Khinkali, dumplings filled with meat, Kharcho, which is a deliciously spiced soup with pieces of lamb (amazing!), served with freshly baked bread (yum, yum), a very special oven baked chicken in garlic sauce that takes a while to prepare, but well worth the wait, since the chicken and sauce melt in your mouth (my favorite entree!). Try the Tarkhun, a very popular bright green color carbonated soft drink flavored with tarragon, which is very different and refreshing. Tbilisi is closed on Mondays and sometimes closes for private parties (we were invited to join the party on one occasion). This restaurant is a must when you are in this neighborhood.</p>

	&nbsp;If you want to relax after having done all of this great shopping and eating, a stroll along tree lined Ocean Parkway (there is also a designated bicycle path which goes from Prospect Park to Brighton Beach!) any time of the year is lovely, but particularly during the Spring and Summer or Fall when all of the trees still have leaves is wonderful. Ocean Parkway has been undergoing a long needed renovation of benches, concrete and asphalt bicycle path, sidewalks and new trees added for the last several years. Much of the work has been completed at this time. During your stroll around the neighborhood you may notice an incredible mixture of residential lifestyles from modest to palatial houses, apartment buildings and a wonderful selection of Condominiums, such as a newly built and sold out. Sleek and ultra modern Condo building on East 18th Street, just off of Kings Highway, around the corner from Rite Aide. The approximately 1,200 square foot, 2 bedroom units, each with 2 balconies, were priced at $450,000, not including private parking, which was available to purchase separately.</p>

	Interestingly enough, just a few subway stops away from Kings Highway is Brighton Beach or one stop further is world famous Coney Island. 	How lucky can Brooklyn residents get? There are several outstanding, historic and one still under construction, but amazing and very worth seeing park in Brooklyn New York today. Let&#39;s start with Prospect Park, which was designed by Frederick Law Olmsted and Calvert Vaux after they completed Manhattan&#39;s Central Park in Manhattan. Prospect Park has an amazing bicycle path that twists and turns all through the park. This path is a bike riders dream and bicyclists can be seen year round riding through the park&#39;s wonderful bike path. There are pastures and lakes and an amazing abundance of gorgeous trees throughout the park. There are many events, cultural and otherwise held in Prospect Park, especially in The Spring and Summer time such as Bird watching, The Greenmarket, Dog events, Craft activities, Googa Mooga festival - a celebration of food and music on May 20th, The Food Truck Rally (a favorite of many) on May 28th, The Rhythm Revue Jazz and R&amp;B concert June 25th and much much more!</p>

	Let&#39;s go from the historic to the still under construction new amazing Brooklyn New York Park. I&#39;m talking about The Brooklyn Bridge Park overlooking Downtown Manhattan and Brooklyn Bridge. This one of a kind park begins at Atlantic Avenue on the waterfront and stretches all the way down to Front Street in Dumbo. Even though this park is still under construction, what is there is well worth the trip. Gorgeous, sprawling lawns, abundant benches to sit on with breathtaking views of the city, a bike path and a variety of different style landscapes to explore. Once you reach Front Street in Dumbo, you are greeted with a choice of The Ice Cream Factory, The River Cafe and Grimaldi&#39;s Pizza. Not too shabby! The Park is taking longer to be completed than planned, but it was a long time in coming and it will be something to behold when completed.</p>

	The vibrant and diversified Brooklyn Real Estate Market is not a recession proof market. Experts and everyday people agree that the poor condition of the economy has had a dramatic effect on the housing market. The Brooklyn Real Estate Market has experienced a downturn in property values for some time now as well as in other US cities. Some homeowners who can no longer meet their monthly mortgage payments for an extended period of time because of hardship, i.e. due to job losses or reduced income, medical emergency, etc. face the possibility of their property going into foreclosure, where the bank takes back the property to be sold. <!--more-->However there are alternatives to foreclosure proceedings. One of these alternatives is called a Short Sale. A short sale allows the property to be sold for less than the outstanding mortgage amount owed to the bank (as well as default interest and penalties, etc) and hence the term short sale. By agreeing to a short sale the lender can save a substantial amount of money instead of carrying the expenses of the home from the time of default through the date of repossession. Each bank has its own guidelines but the basic procedure varies very little from bank to bank. The seller will have to prepare a short sale package for submission to the bank. After the seller accepts the offer from a buyer, the real estate listing agent will send the offer to the lender as well as other necessary documents such as a list of comparable sales prepared by the real estate broker. The short sale process might be very lengthy and if the short sale package is incomplete, the short sale process will be delayed. It is imperative for the seller to work with an experienced real estate broker who will guide the seller through the short sale process. Please keep in mind that not all lenders will agree to a short sale.</p>

	The neighborhoods of Sheepshead Bay, Brighton Beach, Coney Island, Sea Gate and Manhattan Beach are all located right on or are surrounded by the Atlantic Ocean. According to Jeff Grandis, a lifelong resident of Brooklyn and a Brooklyn Real Estate Broker &quot; For a truly relaxing ,fun, historic, interesting and delicious experience every New Yorker or tourist should visit these Brooklyn neighborhoods.&quot; Sheepshead Bay is the New York version of Fisherman&#39;s Wharf in San Francisco. Sheepshead Bay has both fishing and party boats depart from the piers going out to sea morning and night. Restaurants, clubs,shops and expensive condominiums abound. However, you can purchase passes to spend the day at the Sea Gate Beach Club or to gain access to the private beach. Grandis observes that &quot; it is so serene and relaxing to stroll the beach of Sea Gate&quot;. There is a stunning view of the Verrazano-Narrows Bridge and a really cool old lighthouse adds Grandis. Last but not least, is Manhattan Beach located directly across the canal from Sheepshead Bay via a footbridge. The tree lined path along the canal has plenty of benches to sit on to relax and take in the view of the fishing boats coming in and out of the Bay. There are also a variety of small and medium size sailboats that sail up and down the canal. You would swear that you are somewhere in Europe, it&#39;s sooo beautiful. 	Residential property sales for the first quarter of 2010 showed bright spots in several Brooklyn neighborhoods, based on the business transactions made through the efforts of Accord Real Estate Group. For example, a detached brick two family house in Sheepshead Bay, sold in one week at full price, and there were many other interested, qualified buyers in need of a good house. Another example is a brick 3 family house in Bensonhurst, that sold relatively quickly at close to asking price and again there were many other qualified buyers interested in this house. Still another example of a Brooklyn neighborhood bright spot is a handyman&#39;s special brick 3 family house in Ft Greene. The house is located just 2 blocks from Fort Greene Park on the Myrtle Avenue side of the park and it was sold relatively quickly for a great price considering the amount of work needed to bring the house up to good condition. These sales, in my opinion as a Brooklyn Real Estate Broker, are a direct indication that the Brooklyn Real Estate Market is improving. <!--more-->With regard to Residential Condominium Sales, it has been well documented that many projects sit unfinished in Brooklyn, especially in the neighborhoods of downtown Brooklyn, Greenpoint, Gravesend, Brighton Beach and Sheepshead Bay. There are still more projects that were completed, that were not priced right for the current market and are just sitting there. Some of these projects will be turned over to the banks for foreclosure. According to Jeff Grandis, if a condo project is in a central location and built with quality finishes, has good room sizes (900 - 1,100 sq ft for a one bedroom unit and 1,200 - 1,500 sq ft for a two bedroom unit), has good amenities such as terraces, private outdoor space, garage, storage space and is priced right for what it is and where it is, then it will sell. With regard to Co-Op apartment sales, many co-op boards have raised down payment requirements and become more strict about a perspective purchaser&#39;s financial qualifications. However, this will not hamper sales activity for this type of ownership. The lifestyle that Co-op living offers is still very popular in Brooklyn says Grandis. For example, the Terrace Gardens Co-Op complex in Midwood offers apartments that are still in high demand and these apartments sell fairly quickly.</p>

While the 2010 Brooklyn Real Estate Market is expected to bring an improvement in sales volume, meaning, there will be more people selling and buying properties, I do not foresee an increase in property values yet and commercial property sales will still be slowed. Most mixed use and commercial properties will be difficult to sell in this overly cautious lending environment and slow business forecasts. <!--more-->Sellers may have to take a different approach to get their properties sold. For example, one creative and profitable approach that one of my clients took was to become the primary mortgage holder, with the buyer putting down a sizable down payment on a large commercial property. This approach benefits both the seller and the buyer. It enables the seller to have an income stream and realize a much better price down the road, than he would have with a straight forward sale. It enables the buyer to buy the property with a much smaller down payment then the traditionally structured commercial loan using conventional lender would require.</p>

	If Italian food is your favorite and it is definitely mine I highly recommend &ldquo;The New Corner&#39; restaurant on 72nd street in Bay Ridge Brooklyn NY. Moderately priced and consistently great food, the following are some dishes that I highly recommend. Start out with the combo seafood salad &amp; chef salad, it is to die for.If you are really hungry also go for the Zuppa di Clams or Mussels in a red sauce. The herbs and fresh saut&eacute;ed garlic make it a real winner.For your main dish, whether you choose a traditional Veal Cutlet Parmigiana, Veal Chop alla Chef or Lobster Fra Diavolo with linguine, or you choose anything else on the menuit will be a great meal.<br />
	If you still have room for dessert the Profiteroles with ice cream, Ricotta Cheese cake (the Italian version) are a home run.<br />

Last year at this time both buyers and sellers were completely confused about the change of market forces from a seller&#39;s market to a buyer&#39;s market. As a result many buyers sat on the fence and did not buy, thinking that the market will finally crash and prices will tumble. Well, according to Jeff Grandis in fact there was a price adjustment downward in many Brooklyn Neighborhoods. The adjustment was as much as 15% in some neighborhoods and less in others. For example, Midwood, Madison, Gravesend, Homecrest, Sheepshead Bay experienced a significant price adjustment. The downtown neighborhoods of Dumbo, Park Slope, Fort Greene, Clinton Hill, Carroll Gardens, Cobble Hill, Boerum Hill, Brooklyn Heights, Williamsburg and Greenpoint underwent a less severe downturn in price. Many sellers realized that the time of tremendous increases in price for their properties was over. Now, if a seller wants to sell, they have to be much more realistic about their expectations price wise says Grandis, who has been listing and selling Brooklyn Real Estate for over 19 years. According to Jeff Grandis, 2007 should be a much better real estate market. Now most sellers and buyers understand the changes that the Brooklyn real estate market have undergone. It was like a big storm, and now there seems to be a welcome calm. 	One of the best restaurants in the area is Cubana Caf&eacute; located at 272 Smith Street, between Sackett and DeGraw Street.<br />

	If you like to drink Mojitos, then this is the place for you. The mojitos here are the real thing with all fresh ingredients and made to perfection. The atmosphere is lively and always festive with Great Cuban music playing, Steve, the owner, greets you like family and absolutely great food, priced moderately.</p>

Once you have had one or two mojitos then your taste buds are in for a real treat with any of the great appetizers. The corn on the cob with the chipolte (excuse my spelling if incorrect) sauce is superb. The corn is always sweet, the sauce with cheese on top is always a hit.<br />

	Next, for the entr&eacute;e you may want to either go basic with the arroz con pollo, which is always delicious or go with the shrimps and garlic sauce which is guaranteed to please every time. Of course there are many other sensational entrees to try. You cannot go wrong with any dish you choose.<br />

	If you have room for dessert, the flan is pure heaven. Always silky smooth with a light sauce on top, with a cup of tea, you are good to go.<br />
